Recommended convenient hotels for sightseeing in Kyoto

I'm going to Kyoto with my girlfriend during Golden Week this year. Please give me the best convenient hotels for sightseeing. Would be great if it has a hot spring. Our preferred budget is under 80000 yen for 2 people per night.
